Shopping for a lake home calls for a few more considerations that a normal single family home search.  The term
frontage is used in two ways and both have a large impact on the value of a lake property.  Frontage is the property
dimension in footage where the property line meets the lake.  Frontage is also used to describe the type of lake
bottom at the shoreline.  Hard bottom, gravel bottom, sandy bottom, and muck bottom are a few examples.  The 100
Year Floodplain is an area determined by the DNR to be an area that could become flooded in the future. Homes in
the 100 Year Floodplain require flood insurance which is an added cost above normal homeowners insurance.  
Knowing lake conditions such as water clarity, boat traffic and proximity to congregation points are important things
to be aware of as well.  All lake properties are very unique which makes appraising them much more difficult than
appraising other single family homes.  Make sure to use a Realtor that knows the lake market and the area's lakes.
